Innovation Quarter Phase II

Phase II marks a transformative expansion of Winston-Salem’s innovation district—paving the way for up to 2.7 million square feet of mixed-use development, including clinical, lab, office, residential, retail and hospitality facilities, as well as more than 12 acres of publicly accessible green space.

Infrastructure milestone achieved in Innovation Quarter expansion

In early 2025 horizontal infrastructure work was completed for the future Innovation Quarter Phase II. This stage included laying of fiber and electrical conduit, site grading, installation of lighting and trees, streetscaping and an almost half-mile extension of the Long Branch Trail.

“This catalytic step marks a major milestone in the continued evolution of Innovation Quarter, setting the stage for accelerated industry growth in the development and manufacturing of patient therapies,” said Jason Kaplan, Associate Vice President of Innovation Quarter Operations. “These infrastructure enhancements will serve as the foundation for a dynamic new chapter in the Winston-Salem region’s innovation ecosystem.”

As part of Phase II infrastructure development, Innovation Quarter facilitated an agreement through infrastructure development partner Wexford Science & Technology and general contractor The Whiting-Turner Contracting Company, ensuring 20% percent participation by MWBE (Minority-/Women-owned Business Enterprise) firms was met by the project’s completion.
