With 234,000 square footage, the five-story building features a mix of lab and office space for tenants, as well a soaring atrium. Building tenants are a mix as well, including educational programs, biotech companies, advertising agencies and more.

Bailey Power Plant

The former R.J. Reynolds Tobacco Company’s coal-fired power plant is now the five-story Bailey Power Plant. The 110,800-square-foot building houses office space for companies with everything from one employee to many, as well as entertainment and retail space. Locate your company downtown in one of Winston-Salem’s most iconic buildings with neighbors that include Venture Café Winston-Salem and some of the city’s most promising start-ups.

Bailey South

The redeveloped Bailey South finishes out the redevelopment of the Bailey Power Plant block. The 75,000-square-foot building has six floors and house local marketing agency The Variable along with additional offices for leasing, new restaurants and retail space. A repurposed railway now serves as a pedestrian bridge that links 4th Street to the Coalpit and Bailey power Plant.

Innovation Suites

With options from private offices to multi-person suites, pick up steam for your newest venture in the building that formerly powered half of downtown Winston-Salem. Located at Turbine Hall in Bailey Power Plant, the Innovation Suites offer flexible lease options, high-end amenities and a community of innovators to help grow your company.

Leases start at six months for private offices and one year for a full suite—making the Innovation Suites ideal for growth stage companies and entrepreneurs or for larger companies interested in bringing in a small team for a fresh setting to get a new project done.


Our suites have various layouts, from entirely open floor plans to open plans with semi-private or private offices that you can build out to meet your business’ needs.

Private Offices

For one- or two-person teams, we offer work-ready private offices. Each office includes at least: one desk, a chair, whiteboard, Wi-Fi and various electrical outlets.


In addition to being located in an innovative community of entrepreneurs, surrounded by restaurants, breweries and green spaces in downtown Winston-Salem, the Innovation Suites also offer a range of tenant amenities, including:

Retail Space

Recent developments are increasing available space for retail companies, including restaurants, boutiques and service providers. Bailey Power Plant and Bailey South

The former R.J. Reynolds Tobacco Company’s coal-fired power plant has been reimagined as two buildings that contain a variety of retail space. Bailey Power Plant houses two restaurants and a brewery on the first floor, with space still available for occupation.

As Bailey Power Plant South completes its redevelopment, it adds 33,000 square feet of retail space over two floors. Developers have added restaurant and retail options—including a chocolatier—that enhance the urban lifestyle downtown.

Krankies Block

Krankies, a small batch coffee roaster and café with a diverse menu and full bar, anchors a block of retail space kitty-corner from Bailey Park. Krankies was one of the first businesses to take root in the district post-manufacturing, so this section of the Innovation Quarter is fondly known as the Krankies Block. This city block that once featured a meat packaging plant now houses the Wherehouse Art Hotel, a bodega, salons, craft bar and ice cream place.

Link Apartments Innovation Quarter

Located across Fifth St. from Bailey Power Plant, the Link Apartments® Innovation Quarter feature a variety of first-floor retail spaces. This retail floor has spaces suitable for restaurants, shops and more, conveniently located near Bailey Park and the companies and academic institutions of the Innovation Quarter.

Scientific & Technology Space

If science is your sweet spot, the Innovation Quarter has specialized space designed for biomedical research and laboratory work.

The Innovation Quarter is building an expanding ecosystem of scientists in the heart of downtown Winston-Salem. From world-class academic researchers in range of disciplines and scientific start-ups to innovative biomedical and biotechnology companies, your neighbors will include scientists on the cutting-edge of research, development and commercialization.

This growing ecosystem is home to a slew of academic researchers, medical and science students, and educators from Wake Forest School of Medicine, the Bowman Gray Center for Medical Education, Wake Forest University and Wake Forest Institute for Regenerative Medicine. In addition to the academics, a range of biomedical and technology companies also occupy space here, including Clinical Ink, Inmar, Sunrise Technologies and Fluree. Many of these researchers and companies make use of specialized scientific and laboratory space found in the Innovation Quarter.

One Technology Place at 200 East First Street

Space at One Technology Place provides a combination of office and laboratory space for scientific companies. With almost 20,000 square feet of lab and office space on the fourth floor and more than 2,000 square feet of office space on the first floor, there’s room for companies to grow.

The Wet Lab LaunchPad at the Dean Building

The Wet Lab LaunchPad provides affordable laboratory space along with an urban lifestyle for emerging companies. Space consists of approximately 2,000 rentable square feet of office and lab space located on the first floor. Companies also get usage of common areas that include courtyard and conference and break rooms.

Discover the value that the North District Owners’ Association can bring

All tenants in the North District of the Innovation Quarter belong to the North District Owners’ Association. As members of the NDOA, tenants gain access to amenities such as security escorts and 24/7 security patrol, the conference center and exclusive invitations to tenant-only events and activities. This group also provides landscaping and service maintenance for the enjoyment of our tenants.

To foster community among the tenants, all employees of tenant companies are invited to iQ Insider events. You are considered an iQ Insider if you live, work or learn in the Innovation Quarter. Events occur one to two times a month and range from hot chocolate bars, health and wellness classes, trivia, and more.
